Zoning Board of Appeals · Meeting of March 16, 2026

Peabody's Zoning Board of Appeals approved six variances and denied four on Monday. Approvals included a veterinary hospital at 81 Prospect Street with side setback relief of 8.7 feet against 40 required, and a landscaping-buffer waiver at 103 Foster Street conditioned on replacing a damaged street tree. A garage at 41 Beacon Boulevard was approved with no kitchen or bathroom allowed upstairs.

The board denied a 900-square-foot garage at 1 Clinton Road, where 500 square feet is allowed, and an accessory dwelling unit at 21 Sutton Street proposed 1.7 feet from a property line. It also upheld its denial of 12 Reader Road on remand, continued one case to April 13 and heard from five Sutton Street neighbors who opposed the project.
