Planning Board · Meeting of May 21, 2026

Peabody Planning Board approved a two-lot subdivision at 18 Sparrow Lane for the Belanger family. Attorney John Kelty said the split, backed by an earlier zoning variance, created a 12,024-square-foot lot and a 12,947-square-foot lot, both now fronting on Sparrow Lane, with the new parcel intended "to build a home for the Belanger's daughter." The board also continued a site plan review for 532 Lowell Street after a peer review by Jim Nicholas was not yet returned. Separately, staffer Drew Levin briefed the board on a draft accessory dwelling unit ordinance stemming from the state's Affordable Homes Act, drawing a warning from board member Gagner that the state law is "extremely ambiguous and very poorly written." A public hearing on the ordinance is expected at the board's second June meeting.
